Grafton Exchange
Commercial refit, Grafton
A six-level commercial building in Grafton needed a full services and lobby upgrade without emptying the building. Three ground-floor tenancies had leases that did not allow closure, and the owner needed the asset repositioned before a refinancing date.
We reclad the lobby, replaced the mechanical services floor by floor, and rebuilt the end-of-trip facilities, working nights and weekends on the loud trades. Access was booked with each tenant a fortnight ahead, and the site stayed clean and separated the whole way through.
It was handed over two days ahead of programme with no lost trading days for any tenant, and the building met its refinancing date with room to spare.
