A house that stays warm by design.
We build passive homes around Nelson: airtight, deeply insulated, full of fresh air, and next to nothing to heat.
Cold and damp is normal here. It should not be.
If you grew up in New Zealand you know the drill. One warm room with the door shut, condensation running off the glass by seven, a dehumidifier humming in the hall. Most of our houses were built thin, and they leak warmth as fast as you can pay for it.
None of that is your fault, and no heat pump fully fixes it. It is a building problem, so we fix it in the building.
Recent builds around Nelson
A few of the homes families have moved into over the last two years. Every one warm and dry through its first winter.
How a passive home works
Five plain ideas working together. No magic, just physics done carefully.
Airtightness
The whole shell is sealed and pressure tested, so the warm air you paid for cannot drift out through gaps in the frame.
Insulation
Walls, roof and floor carry far more insulation than code asks for, so the house holds its temperature the way a chilly bin holds ice.
Ventilation with heat recovery
A quiet unit swaps stale air for fresh filtered air all day, and keeps most of the warmth that would otherwise leave with it.
Orientation
The house is placed to catch the low winter sun and shade itself from the high summer sun, heating and cooling that costs nothing.
Glazing
Triple glazed windows sit in insulated frames, so the glass stays close to room temperature. The cold stops pouring off the windows, and the streaming morning condensation goes with it.
“I checked our first winter power bill three times because I was sure it had to be wrong. It was not wrong.”
“Our old place had wet glass every morning of winter. Here the washing dries inside overnight and the kids have stopped getting the winter coughs.”
“We came from a villa you could see your breath in. Now the whole house sits at one quiet temperature and we have never once switched on the heater we bought out of habit.”
